How the UK rota works

We hold a national list of directly employed and contracted senior surveyors (P402 minimum), each aligned to a region: London and the Home Counties; the South East; the South West; the Midlands; the North West; the North East; Yorkshire; Wales; and Scotland. Instructions are routed to the nearest available surveyor, cutting travel cost and standing time — which is why our fixed price doesn't move with distance.

National consistency, local expertise

Every survey — wherever it takes place — follows the same HSG264 methodology, is signed off by a P402 senior surveyor, and lands as the same HSG264-format PDF report with an Excel register. What varies is local building-typology knowledge: the surveyor in Sheffield knows the local terrace stock; the surveyor in Cardiff knows Welsh chapel typologies; the surveyor in Glasgow knows tenement floor construction. That's what a national rota gets you that a call-centre model doesn't.

Portfolio & multi-site programmes

5+ properties across the UK is a portfolio for us. You get a named lead consultant, a portfolio rate, a cloud-hosted master register with per-site logins, and a single monthly consolidated invoice. Contractor briefing is centralised through us — we brief the PC before mobilisation on every site.

Response times across regions

Standard turnaround from booking to survey is 3–5 working days anywhere in England, 5–7 in Wales and 5–10 in Scotland (excepting the Highlands and Islands, quoted separately). Urgent slots compress that to 24–72 hours across all regions.

    You receive an HSG264-format PDF report with a register, risk assessments, a photo log and (where relevant) a floor-plan overlay — typically within 72 hours.

    Your surveyor is your point of contact. We answer solicitor, contractor and enforcement queries on your report for free, for the life of the property.

Do you really cover the whole UK?+

Yes — every UK postcode. We hold a regional rota of directly employed and contracted senior surveyors, so you always get a local face at a national price.

Is the price the same everywhere?+

Yes for same-scope. The regional rota means we don't need to price in travel from London. Highlands and Islands, offshore and Isle of Man are quoted separately.

Do you handle multi-site portfolios?+

Yes — that's a lot of what we do. Named lead consultant, portfolio rate, cloud-hosted register, consolidated invoicing.

Are Scottish and Welsh legal regimes different?+

The Regulations (CAR 2012) apply across GB. Devolved building control, housing and health regimes overlay in Scotland and Wales — our regional leads are familiar with local requirements.

What about Northern Ireland?+

Yes — Control of Asbestos Regulations (Northern Ireland) 2012 applies and we cover NI on a per-project basis.

How quickly can you mobilise in the North?+

3–5 working days across the North of England as standard. Urgent slots inside 48 hours.

Do you use subcontractors?+

Regional surveyors are either directly employed or on long-term retained contracts — never one-off subcontractors. Every one holds P402 and is quality-audited by the head consultancy team.

How is reporting standardised?+

Can you attend a national tender?+

Yes — we regularly bid national estates frameworks (retail, hospitality, care, NHS, education). PQQs handled by the head consultancy team.
