Buy-to-let investors
For a straight BTL hold, a management survey is your baseline. It closes down HHSRS Category 1 risk, satisfies most insurers and produces a register your letting agent can drop into every new tenancy pack. If the property is currently tenanted we survey around them; if it's a void, we survey between exchange and completion.
HMO conversions
Converting a C3 house into a C4/HMO triggers a package of works that will almost always disturb asbestos — new internal walls, fire-doors, service upgrades, new bathrooms. A refurbishment survey scoped to your conversion package is a legal requirement before disturbance and a fast route to a defensible licensing pack.
Flip & value-add strategies
For flips, we survey before you agree the works package. Uncovered asbestos discovered mid-strip-out means stopped works, decontamination and a bill that averages £1,800–£4,500 for domestic AIB / lagging finds. A £395 refurbishment survey up-front prevents it.
Portfolio-scale programmes
Serial investors typically book us on a rolling basis with a portfolio rate. Reports are uploaded to a shared drive, invoices are consolidated monthly, and each property gets a re-inspection reminder 12 months from survey.

Your surveyor is your point of contact. We answer solicitor, contractor and enforcement queries on your report for free, for the life of the property.

When should I commission the survey?+
For a hold strategy, before exchange. For a flip, before you agree the works package with your contractor. For an HMO conversion, the refurbishment survey is required before any disturbance and licensing pack.
Will asbestos affect my ROI calculation?+
It can. Textured ceilings and vinyl floor tiles are typically 'manage in situ' (£0 remediation). Boiler-flue AIB and pipe lagging can be £1,500–£4,000 per instance. We give indicative removal cost ranges in the report so you can price the deal properly.
Can you turn around inside a 10-day DD window?+
Yes — standard turnaround from booking is 3–5 working days to survey and 3 working days to report. Fast-track slots compress that to a total of 5 working days.
Do you work with sourcing agents?+
Yes. We can survey properties for sourcers and issue the report to the end investor on completion. Sourcing agents attract our portfolio rate on 3+ concurrent instructions.

Do you carry out removals?+
No — we are independent asbestos consultants and never bid on removal works. If removal is required we introduce you to licensed contractors and re-issue the register after air clearance.

How is portfolio pricing structured?+
Per-property fixed price with a volume discount at 5, 10 and 25 concurrent instructions. Ask for a portfolio quote — one email is all we need.

Depth. Home buyers get a plain-English risk summary; investors get the same, plus a costed remediation forecast, an HMO conversion impact section (if relevant), and cross-references to any refurbishment package you've scoped.
