Office asbestos surveys
Offices built before 2000 typically hide asbestos in floor tiles, ceiling voids, riser cupboards, mastic around window and door frames, and boiler / plant room lagging. We survey out-of-hours to avoid disruption, with a live register uploaded before your next Cat A or Cat B fit-out starts. If you're a tenant, we'll interface directly with the managing agent for the base build survey.
Warehouse & industrial surveys
Steel-portal warehouses commonly have asbestos cement roof sheets, gutters and eaves, plus AIB in office blocks bolted to the demise. We survey at height using MEWPs where required, coordinate with the site FLT / racking operations so pallets stay in place, and issue heat-maps of the roof void so contractors know exactly where the ACMs are before they set foot on the roof.
Retail & multi-tenant unit surveys
Retail parades and shopping centres often have shared services running through pre-2000 pipework — sprayed coatings, pipe lagging, service riser panels. We can survey a single demise, a whole parade, or the common parts on behalf of the landlord and issue one register per lease.
Multi-site portfolios
For estates of 5+ buildings we assign a lead consultant, a portfolio rate and a single cloud-based register with per-site logins. Contractors log in, see a heat-map before mobilising, and the site manager sees exactly which trades signed in and when.

3. Survey
A senior surveyor inspects every accessible area, records materials, takes samples where needed and photographs each location.
4. Report
You receive an HSG264-format PDF report with a register, risk assessments, a photo log and (where relevant) a floor-plan overlay — typically within 72 hours.
5. Ongoing advice
Your surveyor is your point of contact. We answer solicitor, contractor and enforcement queries on your report for free, for the life of the property.

Who is the duty holder for our office?+
Under Reg 4 CAR 2012 it's the person with 'repairing obligations' under the lease. For a full-repairing lease that's usually the tenant; for a shorter lease with the landlord retaining structure, it's the landlord. If in doubt, both parties should hold the register — we can produce it for either.
How is a commercial survey priced?+
Fixed price per building, based on floor area, storeys, plant complexity and access windows. Multi-site portfolios attract volume discounts. Sampling, laboratory analysis, reporting and VAT are included.
Can you work out of hours?+
Yes — evening, weekend and 24/7 surveying is available at no premium for booked programmes. One-off out-of-hours visits carry a small surcharge which we quote up-front.
Do I need a management survey or a refurbishment survey?+
Management for occupation and duty to manage. Refurbishment before any works that will disturb the fabric (fit-outs, dilapidations, boiler swaps, cabling installs). We often do both — management for the whole demise, R&D scoped to the works package.
How is the register delivered?+
PDF report, Excel register, floor-plan overlays (PDF or CAD if you provide drawings), and — on request — cloud access for contractors with sign-in logging.
What if we're planning a refurbishment or fit-out?+
See our Refurbishment Survey page. In short: we scope the R&D survey to your works package, issue the register to your PC/CDM Principal Designer, and stay on hand during strip-out for any unforeseen finds.
What about tenants disturbing asbestos?+
Include a permit-to-work regime referencing the register. Our management plan template includes one — free with every survey.

Is your surveyor CSCS carded?+
All surveyors hold CSCS, IPAF (as needed), UKATA, and BOHS P402. RAMS are issued 48 hours before mobilisation.
