Independent asbestos surveying and testing — no asbestos removal sales
We survey and advise — we do not sell the removal work.
Elements Surveying Group specialises in asbestos surveying, sampling and independent advice. We do not sell asbestos removal services, so our survey recommendations remain focused on the condition, risk and appropriate management of the material identified.
Where removal or remedial work is genuinely required, we explain what that normally involves and what a licensed contractor would need — then leave you free to appoint whoever you choose.

Who needs one
If your property was built before 2000, a management survey is your starting point.
Landlords & property managers
Non-domestic properties built before 2000 carry a duty to manage under CAR 2012 — a management survey is the standard evidence of compliance.
Commercial occupiers
Offices, retail units, restaurants, schools and clinics across Colchester, Essex, London and Kent need an in-date management survey before contractor works or as part of routine H&S.
Buyers & lenders
Pre-purchase due diligence on commercial property and HMOs typically requires a current management asbestos survey.
Facilities & estates teams
Multi-site portfolios benefit from a coordinated survey programme with a single register, re-inspection schedule and management reporting.
Our process
From scoping call to register, with reports typically issued within 48–72 hours.
01
Scoping call
Tell us the address, building age, floor area and access constraints. We confirm scope, price and a survey date — usually within 48 hours.
02
On-site survey
A qualified surveyor inspects every accessible area in line with HSG264, photographs suspected ACMs and takes bulk samples where required.
03
Lab analysis
Samples are analysed through a UKAS ISO/IEC 17025 accredited laboratory partner. Laboratory analysis is typically 24–48 hours after sample receipt.
04
Report & register
You receive a full HSG264 report, annotated drawings, risk scores and a live asbestos register — ready for tenants, contractors and your duty-to-manage file.
FAQs
Management asbestos survey — common questions.
What is a management asbestos survey?
A management asbestos survey is the standard survey required to comply with the duty to manage asbestos under Regulation 4 of the Control of Asbestos Regulations 2012 (CAR 2012). It identifies asbestos-containing materials (ACMs) that could be disturbed during normal occupation and use of the building, and assesses their condition.
How much does a management asbestos survey cost?
Guide prices for a management survey start from £160 + VAT for flat communal areas (up to 3 floors), £200 + VAT for a flat up to 3 bedrooms and £250 + VAT for a house up to 4 bedrooms. Commercial premises, larger buildings and portfolios are quoted after a short scoping call. Bulk sampling is £60 + VAT for the first sample and £30 + VAT for each additional sample taken during the same visit, including UKAS 17025 laboratory analysis.
How long does a management survey take?
On-site time ranges from 1–2 hours for a small flat or office to a full day for larger or multi-storey premises. Reports are typically issued within 48–72 hours of the survey. Large or unusually complex projects may require a longer reporting period, which will be confirmed when the scope is agreed.
How is a management survey different from an R&D survey?
A management survey is non-intrusive and identifies ACMs that could be disturbed during normal occupation. A refurbishment & demolition (R&D) survey is fully intrusive and is required before any work that disturbs the fabric of the building. R&D surveys are more involved, take longer and cost more.
How often do I need to repeat the survey?
There is no fixed legal interval, but HSE guidance and CAR 2012 require the register to be kept up to date and ACMs re-inspected periodically — typically every 12 months — to confirm their condition has not deteriorated.
Which areas do you cover for management surveys?
