What is a management asbestos survey?

A management asbestos survey is the standard survey required to comply with the duty to manage asbestos under Regulation 4 of the Control of Asbestos Regulations 2012 (CAR 2012). It identifies asbestos-containing materials (ACMs) that could be disturbed during normal occupation and use of the building, and assesses their condition.

How much does a management asbestos survey cost in London?

Management surveys for a typical London flat or small commercial unit start from £200 + VAT. Larger premises, multi-floor buildings and portfolios are priced on a fixed-quote basis after a short scoping call. Bulk sample analysis is typically £20–£35 per sample through a UKAS-accredited lab partner.

How long does a management survey take?

On-site time ranges from 1–2 hours for a small flat or office to a full day for larger or multi-storey premises. Full reports are normally issued within 5–7 working days, including lab turnaround. Faster turnaround is available on request.

How is a management survey different from an R&D survey?

A management survey is non-intrusive and identifies ACMs that could be disturbed during normal occupation. A refurbishment & demolition (R&D) survey is fully intrusive and is required before any work that disturbs the fabric of the building. R&D surveys are more involved, take longer and cost more.

How often do I need to repeat the survey?

There is no fixed legal interval, but HSE guidance and CAR 2012 require the register to be kept up to date and ACMs re-inspected periodically — typically every 12 months — to confirm their condition has not deteriorated.
