Colchester's building stock is unusually varied for a town of its size. Victorian and Edwardian terraces sit alongside inter-war and post-war housing, a large stock of 1960s and 1970s public-sector and commercial buildings, converted period property in and around the historic centre, and modern development on former garrison and industrial land. Anywhere a building was constructed or refurbished before the year 2000, asbestos-containing materials may be present.
That matters most at the points where property changes hands or changes use: buying an older house, taking on a commercial lease, planning a loft conversion or extension, refitting a shop or office, or managing a portfolio where the duty to manage under the Control of Asbestos Regulations 2012 applies. A survey establishes what is actually present, what condition it is in, and what — if anything — needs to be done about it.
