What drives the price

Six factors that move an asbestos survey quote up or down.

Property size & floor count

Surveyor time scales with floor area, room count and access complexity — a single-let unit is materially faster than a multi-storey office.

Survey type

Management surveys are visual and lightly intrusive. R&D surveys are fully intrusive and take longer per square metre.

Number of samples

Lab analysis is charged per sample. Modern, well-documented buildings typically need fewer samples than older, altered estates.

Building age & construction

Pre-2000 buildings, heritage structures and altered fabrics often hide ACMs in concealed locations, increasing time on site.

Access & out-of-hours work

Working at height, confined spaces, evening or weekend access and continued occupation all influence the survey fee.

Location & travel

London and the South East are well-covered from our HQ. Remote nationwide instructions may include reasonable travel costs, agreed up front.

Survey types

Which survey do you actually need?

The right survey type is the single biggest lever on cost — and on whether your works can start on time. A senior consultant will confirm this at quote stage.

FAQ

Common questions on asbestos survey cost.

How much does an asbestos survey cost in the UK?+

Management surveys for a small commercial property start from £200 + VAT. Larger sites, R&D surveys and portfolio programmes are priced on a fixed-quote basis after a short scoping conversation — there is no obligation.

Is the quoted price fixed?+

Yes. Once we've understood the property and survey type, the fee is confirmed in writing and held for the duration of the engagement. The only variation would be additional samples specifically requested by you after the site visit.

Do you charge for the quote?+

No. All quotations are free and without obligation. A senior consultant will discuss the property and confirm the right survey type before quoting.

How long does a survey take?+

A small commercial unit is usually surveyed in 2–4 hours on site. Larger and R&D surveys are scoped per property and reported within 5–10 working days of the site visit.

Do I need an asbestos survey for a building built after 2000?+

Asbestos was banned in the UK in 1999. Post-2000 builds are unlikely to contain ACMs, but the duty to manage under CAR 2012 still applies — a documented assessment is usually the right starting point.
