The price we quote is the price you pay.
Once we have confirmed the property, survey type, scope and location, we provide a fixed quotation before booking. It includes all reasonably required asbestos samples taken within the agreed survey scope, UKAS-accredited laboratory analysis and the completed asbestos survey report. We do not increase the agreed survey price simply because the surveyor needs to take additional reasonably required samples. The price changes only if you ask us to change or extend the agreed scope of work.
Indicative prices
Starting prices apply to smaller, straightforward scopes, such as a studio or one-bedroom flat. A typical one- or two-bedroom house starts at £300 + VAT for a Management Survey, with the full fixed price confirmed for the property and agreed scope before booking.

The survey scope must correspond with the proposed refurbishment works. Whole-property surveys use the domestic schedule.
Prices apply to the agreed communal and common-area scope.
For reassessing previously identified ACMs in an existing asbestos register. Routine laboratory sampling is not normally required or included.
Commercial quotations are individually fixed according to building size, floors or buildings, construction, access, scope and complexity.
Includes site attendance, safe sample collection, UKAS-accredited laboratory analysis and a bulk analysis certificate.
Bulk sampling is not an asbestos survey and does not include an asbestos survey report. It confirms the laboratory result only for the specific material sampled; it does not confirm whether asbestos is present elsewhere in the property.
All prices exclude VAT and are realistic indicative prices used to prepare standard quotations. Once the property, survey type, scope and location are confirmed, we provide a fixed quotation before booking.
Larger houses and flats, commercial premises and portfolios are quoted individually — tell us about the property and we'll confirm a price.
Scope and examples
Management Surveys are priced by property size: flats from £250 + VAT, houses from £300 + VAT, and communal areas from £225 + VAT.
The fixed quotation includes all reasonably required samples within the agreed scope, UKAS-accredited laboratory analysis and the completed report.
Targeted Refurbishment Surveys range from £300 to £400 + VAT according to the defined work area.
Whole-property refurbishment and demolition prices follow the domestic schedule: demolition starts at £450 + VAT for a studio or one-bedroom flat and £500 + VAT for a one- or two-bedroom house. The agreed scope must correspond with the proposed works and intrusive access requirements.
Professional asbestos sampling starts at £85 + VAT for one sample, including site attendance, safe collection and UKAS-accredited laboratory analysis. Two samples are £115 + VAT, then each additional sample collected during the same attendance is £30 + VAT.
For properties requiring significant travel, a fixed attendance price may apply. This will always be confirmed before booking.
Already arranging a visit? If there are other separate suspect materials you are concerned about, additional samples collected during the same attendance are £30 + VAT each.

Standard domestic prices are listed by property size and survey type. For example, a 3-bedroom house is £350 + VAT for a Management Survey, £450 + VAT for a Refurbishment Survey or £550 + VAT for a Demolition Survey. We confirm a fixed quotation before booking.
One professionally collected sample is £85 + VAT, two are £115, three £145, four £175, five £205 and six £235. Each further sample during the same attendance is £30 + VAT.

Not because the surveyor needed to take more reasonably required samples than expected. Once agreed, we do not increase the survey price after attendance for additional necessary samples. A change applies only if the customer changes or extends the agreed scope.
Yes. Fixed Management, Refurbishment and Demolition Survey quotations include all reasonably required samples within the agreed scope, UKAS-accredited laboratory analysis and the completed asbestos survey report. Bulk sampling and re-inspections operate differently and are priced separately.
A management survey identifies asbestos-containing materials that could be disturbed during normal occupation. A refurbishment or demolition survey is fully intrusive and is required before any works that disturb the fabric of the building.
Commercial premises, larger houses and flats, and multi-building portfolios are quoted individually. Air monitoring, four-stage clearance testing and asbestos removal are not services we provide.
