What drives the price
Surveyor time scales with floor area, room count and access complexity — a single-let unit is materially faster than a multi-storey office.
Management surveys are visual and lightly intrusive. R&D surveys are fully intrusive and take longer per square metre.
Lab analysis is charged per sample. Modern, well-documented buildings typically need fewer samples than older, altered estates.
Pre-2000 buildings, heritage structures and altered fabrics often hide ACMs in concealed locations, increasing time on site.
Working at height, confined spaces, evening or weekend access and continued occupation all influence the survey fee.
London and the South East are well-covered from our HQ. Remote nationwide instructions may include reasonable travel costs, agreed up front.

Asbestos was banned in the UK in 1999. Post-2000 builds are unlikely to contain ACMs, but the duty to manage under CAR 2012 still applies — a documented assessment is usually the right starting point.
