Buying a property built before 2000?
A conventional homebuyer or building survey will not normally include laboratory sampling of suspected asbestos-containing materials. It may note that materials are present or suspected, but it does not confirm what they are.
Elements can inspect suspected asbestos-containing materials in London before purchase, so buyers, sellers, landlords, investors and developers understand what is present before committing to renovation or future works. Not every purchase needs an asbestos survey — where one is not warranted, we will say so.
Can’t attend the property?
Where arranged in advance, our surveyor can collect keys from an estate or letting agent, carry out the survey and return the keys afterwards. Key-safe access can also be used where the code and instructions are provided beforehand. Useful for vacant property, tenanted lets and out-of-area owners.

Has asbestos been raised during your property purchase or sale?
Most London transactions involve leasehold flats in converted Victorian and Edwardian houses or purpose-built post-war blocks, so the materials raised in a report are often in shared parts — riser cupboards, ceiling coatings on the common stair, service duct linings or garage and bin-store roof sheets — rather than inside the demised flat itself. That split between demise and common parts decides who can give access, who instructs the work and how quickly the sale can move.
A building survey, HomeBuyer Report, valuation or other property inspection may identify materials suspected of containing asbestos. Elements can inspect suspected materials, take samples where appropriate and arrange analysis through an independent UKAS-accredited laboratory partner. Where a broader understanding of asbestos-containing materials is required, an appropriate asbestos survey may be recommended. Suspected asbestos does not mean asbestos is definitely present, and identified asbestos does not automatically require removal.
You're buying
If a London flat purchase has stalled on one or two flagged items, sampling is usually the proportionate step and we will coordinate access with the managing agent where the material sits in the common parts. Where you are buying a whole house or a converted building and want a broader picture of the possible asbestos-containing materials, an appropriate survey is the better route. If you are planning to strip out a kitchen, bathroom or the whole flat after completion, tell us at quote stage so the survey scope reflects the intrusive works.
You're selling
London chains often break over uncertainty rather than asbestos itself. A laboratory result on a textured ceiling or a boxed-in duct usually answers the buyer's solicitor in a single document, and where the item is in the block's common parts we can say plainly that it is the freeholder's or managing agent's responsibility rather than yours. Suspected asbestos does not mean asbestos is present, and a positive result does not automatically mean removal.
Your lender or valuer has asked a question
London lenders and valuers frequently query flat roofs, soffits, communal riser linings and garage roofs on leasehold valuations.
