Can I get asbestos testing near London, and what does sampling cost?

Yes. Professional bulk sampling costs £85 + VAT for the first sample and £30 + VAT for each additional sample collected during the same visit. For properties requiring significant travel, a fixed attendance price may apply. This will always be confirmed before booking. Bulk sampling is not an asbestos survey and does not include an asbestos survey report. It confirms the laboratory result only for the specific material sampled; it does not confirm whether asbestos is present elsewhere in the property.

Do I need an asbestos survey before renovating in London?

Before work that could disturb suspect materials in a pre-2000 property, establish whether asbestos is present. A management survey covers normal occupation and routine maintenance, with minor intrusion where appropriate. Refurbishment or demolition requires an intrusive survey of the affected works area; a targeted R&D survey can cover a clearly defined refurbishment scope. A management survey alone is not normally sufficient for intrusive works.

How quickly are asbestos survey reports issued in London?

Reports are typically issued 48–72 hours after the survey. Complex scope or laboratory delays can affect timing; confirm any deadline before booking. Bulk sampling alone provides a material analysis certificate, not a survey report. We arrange samples analysed in a UKAS accredited laboratory. The laboratory holds the relevant accreditation; Elements provides the independent surveying service.

A building survey recommendation is not a laboratory result. Send or upload the relevant asbestos extract, property address, material location and planned works. If the recommendation concerns one material, bulk sampling may answer that specific question; it is not a whole-property survey. Obtain the owner's permission before sampling and distinguish private-flat from communal access. Your solicitor or lender decides whether the evidence answers their request; acceptance is not guaranteed.

Suspect ACMs are sampled on site by a qualified consultant, with UKAS-accredited laboratory analysis by Polarised Light Microscopy (PLM). From £85 + VAT for one sample, £115 for two, £145 for three, £175 for four, £205 for five and £235 for six; each further sample during the same attendance is £30 + VAT.

Survey-led sampling

Sampling carried out as part of a management or refurbishment/demolition survey, with every result recorded in your asbestos register.

Postal sample analysis

Post samples to us — we'll arrange UKAS-accredited laboratory analysis and email you a signed certificate.

How much does asbestos testing cost in London?

How quickly do I get the results?

Standard laboratory turnaround for bulk samples is typically 24–48 hours from receipt. Turnaround is set by the UKAS-accredited laboratory; we email the signed certificate of analysis when it is released.

Can I take samples myself?

We strongly recommend you don't — disturbing a suspected ACM without controls releases fibres and breaches CAR 2012 in non-domestic settings. A consultant visit to take controlled samples is inexpensive and removes the risk.

What's the difference between testing and a survey?

Testing confirms whether a single material contains asbestos. A survey identifies every ACM in a building, scores its risk and produces a register. If you have one suspect material, testing is fine. If you need to comply with CAR 2012 or refurbish a pre-2000 building, a survey is required.

Which types of asbestos do you test for?

PLM analysis identifies all three commercially used asbestos types — chrysotile (white), amosite (brown) and crocidolite (blue) — as well as the less common tremolite, actinolite and anthophyllite forms.
