Independent asbestos surveying — no removal sales

We survey and advise in Suffolk — we do not sell the removal work.

Elements Surveying Group specialises in asbestos surveying, sampling and independent advice. We do not sell asbestos removal services, so our survey recommendations remain focused on the condition, risk and appropriate management of the material identified.

Where removal or remedial work is genuinely required, we explain what that normally involves and what a licensed contractor would need — then leave you free to appoint whoever you choose.

How we work

Why Suffolk clients choose us

Consultancy-grade asbestos surveys for Suffolk.

Suffolk's building stock is unusually varied: timber-framed and Georgian property in the wool towns, Victorian terraces and dock-related industrial buildings in Ipswich, extensive post-war and 1960s–80s estates in Ipswich, Stowmarket and Haverhill, agricultural buildings across the county, and port and logistics premises at Felixstowe. The right survey scope differs sharply between them.

Period and timber-framed property

In Lavenham, Long Melford, Clare, Hadleigh and the other wool towns, the historic fabric itself predates asbestos. What matters is the twentieth-century interventions: 1950s–80s extensions, re-roofed outbuildings, boarded-in fireplaces and boiler enclosures, and modern services threaded through old buildings.

For listed property we agree sample locations and making-good beforehand so the intrusion stays proportionate and reversible.

Agricultural, port and commercial premises

Farm buildings across the county commonly have asbestos cement roofing and cladding. Port-related and logistics premises around Felixstowe and Ipswich docks add mid-century industrial construction with cement products, board linings and pipe insulation around plant.

For occupied non-domestic premises, a management survey with a register and written management plan meets the duty to manage. For strip-out, re-cladding or demolition, a refurbishment and demolition survey scoped to the works is required.

Suffolk FAQs

Questions Suffolk clients ask us most.

How much does an asbestos survey cost in Suffolk?

Indicative guide prices are £160 + VAT for a flat communal-area management survey (up to 3 floors), £200 + VAT for a flat management survey (up to 3 bedrooms) and £250 + VAT for a house management survey (up to 4 bedrooms). Refurbishment surveys are £300 + VAT for a flat and £400 + VAT for a house. Larger houses, commercial premises and multi-property instructions are priced after a short scoping call. Prices are indicative and confirmed in writing before anything is booked.

Which parts of Suffolk do you cover most often?

Ipswich, Sudbury, Hadleigh, Stowmarket, Felixstowe and Woodbridge are our most frequent Suffolk destinations because they are closest to Colchester. Bury St Edmunds, Newmarket, Lowestoft and the coast are covered by arrangement.

Do you survey listed and timber-framed buildings?

Yes. Sampling locations and making-good are agreed with the owner in advance, and the surveyor concentrates on twentieth-century materials rather than the historic fabric.

Can you survey a farm or agricultural building?

Yes — these are priced individually on size, height and access. Asbestos cement roofing and cladding are the usual finds.

Who analyses the samples?

Samples are analysed by an independent UKAS-accredited laboratory. Elements Surveying Group is an independent surveying consultancy — we are not a UKAS-accredited laboratory ourselves, and we do not carry out asbestos removal, so nothing in a report is written to win removal work.
