Renovation risk
Artex, AIB, vinyl floor tiles and pipe lagging are common in pre-2000 homes and easily disturbed by DIY or unwitting contractor works.
Independent advice · Homeowners, HMOs & private landlords
Most UK homes built before 2000 contain some asbestos. As Elements Surveying Group we give homeowners, HMO landlords and buyers clear, evidence-based advice — not a sales pitch. If you don't need a survey, we will tell you.

Private landlords of HMOs and rented stock carry CAR 2012 duties on communal areas and pre-2000 properties, often without knowing it.

FAQs
If your home was built before 2000 and the works will disturb the building fabric, almost certainly yes — a refurbishment survey identifies any ACMs that would be disturbed during the works, protecting your contractors and your family. Where a survey is genuinely not needed, we will say so.
Most instructions across London, Essex, Kent and the surrounding counties are attended within a few working days. Reports are typically issued within 48–72 hours following the survey and receipt of laboratory results where sampling is required.
