What 'fixed price' means to us

One number, in writing, before we visit. It includes: the surveyor's time on site, all bulk samples we consider necessary (typically 3–15 for a domestic property, more for commercial), UKAS ISO/IEC 17025 accredited laboratory analysis of every sample, the finished HSG264-format PDF report, an Excel register, a management plan template and VAT. The only exception is genuinely unforeseen access requirements (a MEWP for an unexpectedly tall roof void, for example) which we flag on site and quote separately — never invoiced without your written go-ahead.

How pricing is scoped

For a domestic property, the drivers are: number of rooms, presence of loft / outbuildings / garage, and access. For commercial: floor area, storeys, plant complexity, and any works context (management vs refurbishment vs demolition). For portfolios: number of units. Every one of these is priced against a published matrix — same scope, same price, every time.

What we won't do

We do not use bait pricing (low headline + per-sample uplift). We do not quote for removals — we are independent asbestos consultants only. We do not use hidden 'complexity' surcharges. We do not upsell you to a refurbishment survey unless the works package genuinely requires one.

Price parity — same standard, honest number

We're not the cheapest headline in a search result — a survey quoted at £120 that ends up costing £550 after per-sample uplifts is a common trap. Our fixed price is often the second-lowest number you see and the lowest by the time you compare like-for-like scope. Ask for a scope-matched comparison — we'll happily do the maths.

How it works

    Send us the address and access notes. You'll get a fixed-price quote by email within one working hour.

  2. 2. Visit

    We agree a date that works around tenants, staff or works programmes — evenings and weekends included.

  3. 3. Survey

    A senior surveyor inspects every accessible area, records materials, takes samples where needed and photographs each location.

  4. 4. Report

    You receive an HSG264-format PDF report with a register, risk assessments, a photo log and (where relevant) a floor-plan overlay — typically within 72 hours.

  5. 5. Ongoing advice

    Your surveyor is your point of contact. We answer solicitor, contractor and enforcement queries on your report for free, for the life of the property.

How is your survey price fixed?+

Against a published scope matrix — number of rooms / floor area / plant / access. We quote in writing before we visit and honour that price for 30 days.

What's included in the fixed price?+

Surveyor time, sampling, UKAS laboratory analysis, HSG264 PDF report, Excel register, management plan template, and VAT. Nothing hidden.

Are there ever add-ons?+

Only for genuinely unforeseen access (e.g. a MEWP needed for an unexpectedly tall roof void) — quoted separately on site and never invoiced without your written go-ahead.

How does your price compare to £120 headline quotes?+

Almost every £120 headline quote scopes 3 samples, then charges £30–£50 for every additional sample the surveyor 'recommends' on site. A typical 3-bed needs 8–12 samples — do the maths. Our fixed price is often the second-lowest headline and the lowest by the time you compare like-for-like.

Do you offer a cheap 'inspection only' service?+

No. An inspection without sampling is not an asbestos survey and won't satisfy a solicitor, lender or Principal Contractor. If cost is a driver, we can scope down (e.g. management only, not refurbishment) — but sampling stays included.

Are you cheaper than the big national firms?+

Usually yes on same-scope, because we don't run a call-centre and lead-management overhead. For portfolios we're routinely 20–40% cheaper on a like-for-like basis.

Do you honour the quote for reactive work?+

Yes — quotes are valid 30 days. If the works package or scope changes we requote transparently before we do the extra work.

Do I get an invoice or a proforma?+

Either — most commercial clients want a proforma so the survey can be booked before the PO is raised. We're VAT-registered and can invoice CIS or non-CIS.

Can you match a written competitor quote?+
