Property overview
Portfolio of mid-box distribution warehouses (5,000–30,000 sqm) with cement roof sheeting, mezzanine offices and dock plant rooms of 1970s–1990s construction.
Challenge
Warehouse operations ran 24/7 with limited access windows to plant rooms, ceiling voids and mezzanine offices, and the client's legacy register lacked consistent condition scoring.
Survey undertaken
Condition-based re-inspection of every recorded ACM against HSG264, with priority attention to plant rooms, mezzanines and roof-level accessible areas.

- AIB soffit and lift-shaft panels in mezzanine offices
- Bitumen-backed vinyl floor tiles in welfare areas
Laboratory testing
Targeted verification bulk sampling only, analysed to UKAS ISO/IEC 17025 where legacy register entries could not be confidently confirmed on inspection.
