Housing Association — Rapid Voids Sampling Programme
A large housing association needed same-week asbestos sampling on void properties to keep re-let times inside its performance targets.
Project anonymised by sector and region. Named version available on request once the client has confirmed publication consent.

Property overview
General-needs housing stock across a Yorkshire operating area including 1930s–1990s properties with common textured coatings, vinyl flooring and boiler cupboard linings.
Challenge
Void turnaround times were being missed because asbestos sampling and lab results were slow, delaying decoration and re-let.
Survey undertaken
Voids-focused sampling to HSG264 targeting all planned disturbance areas — kitchens, bathrooms, boiler cupboards and airing cupboards.
Materials identified
- Textured coatings to ceilings and hall soffits
- AIB boiler and airing cupboard linings
- Vinyl floor tiles and bitumen adhesives
Laboratory testing
Every void: 48-hour UKAS ISO/IEC 17025 bulk analysis; priority same-day turnaround available on request.
Our solution
Elements deployed regional voids surveyors with priority UKAS lab access, guaranteeing same-week sampling and 48-hour bulk analysis on every void trigger.
Outcome
Re-let performance restored across the operating area; repair and decoration contractors work from a clear evidence pack on day one.

- Void-to-relet time reduced by an average 6 days
- 48-hour bulk analysis on every void
- Reduced repair contractor stand-down
