The trigger
Any demolition of a pre-2000 building, or works that effectively strip it back to structure, requires a Demolition Survey. That includes façade retention schemes, roof removal, and major structural alterations.
What the survey covers
The surveyor inspects every internal and external element that will be disturbed: ceilings, wall linings, floor build-ups, roof voids, plant rooms, risers, drains, external cladding and gaskets. Destructive opening-up is normal.
Timing
A Demolition Survey usually takes half a day to several days on site depending on size. Reports run 5–10 working days. Book at planning stage, not just before demolition.
