Quick answer

Cat A / Cat B office fit-outs in pre-2000 buildings require a Refurbishment Survey covering ceiling voids, floor voids, risers, WCs and any wall to be removed. Cost is typically £900–£3,500 plus VAT depending on floorplate size.

Typical scope

Ceiling grid removal (AIB in older tiles and reveals), raised access floor build-up, risers and plant rooms, WCs and tea-points, façade reveals if disturbed. Fully intrusive with tile lifts and panel removals.

Cost

Small floorplate (<200 sqm): £900–£1,400 plus VAT. Medium (200–800 sqm): £1,400–£2,400. Large (800–2,000 sqm): £2,400–£3,500. Multi-floor: quoted per floor with volume discount.
