Managing Agent Responsibilities

The agent's operational checklist.

Quick answer

Managing agents typically hold the day-to-day CAR 2012 Regulation 4 duty on behalf of the freeholder. They must ensure a current HSG264 survey and register exist for all communal parts, an active management plan is in place, reinspection is booked, and contractors are briefed before any works.

Operational duties

A well-run agent will:

  • Commission an initial HSG264 survey on portfolio takeover
  • Maintain an asbestos register per block
  • Book annual reinspection
  • Brief contractors before any works, using the register
  • Record every disturbance and update the register
  • Recover reasonable costs through the service charge in line with s19/s20 LTA 1985
