Never sand, drill, scrape or pressure-wash suspect material to 'find out what it is' — laboratory analysis of a small, carefully taken bulk sample is the only safe identification route.

Is the material dangerous if it is in good condition?
Intact, undisturbed asbestos in good condition presents very low risk to occupants. The risk arises when fibres become airborne — through damage, drilling, cutting, sanding, pressure-washing or weathering. The management plan exists to keep material in that low-risk state.
Can I just paint over it?
Sometimes — encapsulation by sealing or over-painting is a legitimate management option for intact AIB, cement and Artex, but it must be planned, documented on the asbestos register and reinspected. It is not a substitute for identification or for the register entry.
Do I need to tell future buyers?
There is no legal duty on a domestic seller to disclose asbestos to a buyer, but the TA6 Property Information Form asks about hazards and silence on a known issue can lead to a misrepresentation claim. The pragmatic answer is to disclose, supported by the survey and register entry.
