Get my survey quoteIndependent asbestos surveying and testing — no asbestos removal sales
Elements Surveying Group specialises in asbestos surveying, sampling and independent advice. We do not sell asbestos removal services, so our survey recommendations remain focused on the condition, risk and appropriate management of the material identified.
Where removal or remedial work is genuinely required, we explain what that normally involves and what a licensed contractor would need — then leave you free to appoint whoever you choose.
How we workBefore you commission a survey
Elements Surveying Group Ltd provides management, refurbishment and demolition surveys and targeted sampling in Islington. Our BOHS P402 qualified surveyors work to HSG264; our operational base is Colchester, Essex, not a separate office in each area. Islington blends EC1's pre-2000 commercial stock with one of London's larger council housing portfolios.
Request a fixed quotationLocal property context: Islington blends EC1's pre-2000 commercial stock with one of London's larger council housing portfolios. Building age and appearance alone do not confirm asbestos. A building survey recommendation is not a laboratory result. Send or upload the relevant asbestos extract, property address, material location and planned works. Elements can advise whether bulk sampling, a management survey, targeted refurbishment/R&D or another appropriate asbestos scope matches the recommendation. Obtain the owner's permission before sampling and distinguish private-flat from communal access. Your solicitor or lender decides whether the evidence answers their request; acceptance is not guaranteed.
Send your building survey recommendationYes. Professional bulk sampling costs £85 + VAT for the first sample and £30 + VAT for each additional sample collected during the same visit. For properties requiring significant travel, a fixed attendance price may apply. This will always be confirmed before booking. Bulk sampling is not an asbestos survey and does not include an asbestos survey report. It confirms the laboratory result only for the specific material sampled; it does not confirm whether asbestos is present elsewhere in the property.
Asbestos sampling and testingWe review the property address, building age, planned works and access requirements, then agree the survey type, scope and fixed quotation including VAT and any travel costs before booking. We confirm the date, attendance window and access arrangements once the booking is verified. Sending an enquiry does not itself confirm an appointment. Report and certificate release follows payment confirmation.

Why Islington
Islington blends EC1's pre-2000 commercial stock with one of London's larger council housing portfolios. Both halves of that estate need active asbestos management — and both are regular work for us.
N1, N5, N7, EC1 — and the wider London area.
Local building stock
Pre-1919
Victorian and Edwardian terraces typical of older Islington streets — chimney breasts, lath-and-plaster ceilings and original outbuildings.
1919–1944
Inter-war semi-detached and council-built housing — common AIB infill panels, vinyl floor tiles and bituminous DPCs.
1945–1979
Post-war LCC/RIBA system-build, council estates and 1960s commercial cores — AIB ceilings, sprayed coatings to steelwork, pipe lagging and asbestos cement.
1980–1999
Late commercial fit-outs, retail parks and refurbished public-sector stock — residual gaskets, textured coatings, vinyl tiles and bituminous products.

Pre-2000 ceilings and walls across residential stock and older commercial fit-outs.
Vinyl/thermoplastic floor tiles
Communal corridors, kitchens and welfare areas in post-war housing and 1960s–80s commercial floors.

Buildings constructed or refurbished before 2000 are more likely to contain asbestos-containing materials. For non-domestic premises, the Control of Asbestos Regulations 2012 places a duty to manage asbestos on the relevant dutyholder. Before refurbishment or demolition work that could disturb the building fabric, an appropriate asbestos survey should be carried out where asbestos may be present, so the risks can be identified and managed before work begins.
Send the address, building age and survey type — we'll come back with a fixed price. No call centres, no upsell.
